What are fissure damages?
Cracks and fissure damage can be a very costly nuisance.
Normally fissures and cracks are construction damages, that are the result of structural
damages, if there has been no external damage that have affected the building or parts of it, for example
with additional abrasion from the adjoining construction site.
Practically, analysis of fissure damage have revealed, that structural damage in new buildings
occur within the first seven years of completion. 40% within the first year, 20% within the second year and
another 20% within the third and fourth year. After the seventh year the phase of fissure building is ended
and enters a phase of stability.
After 15 to 20 years the phase of old-age damages begin. If there are any constructions planed
near one of these buildings, where abrasion are felt by the inhabitants, legal claims must be reckoned with,
either from the owner or the tenants, who are sure, that only the construction can be at fault for the
fissures. Without a expertise prior to the construction the owner will be hard to convince of the fact, that
the fissure was not the result of abrasion from the construction site.
Especially owners of new buildings do not count on the fact, that damages may already have
taken place in the first years of completion. An expertise done by an educated specialist that documents the
actual state can prove without doubt, that the damage was old or not. Should it be a new damage, the
adjustment of claim can be resolved without much effort.
Fissures damage can generally occur, independent of the planed construction, as a sign of age.
Age and current maintenance have a considerable influence on the fissures.
